Send the building's current fit-out guide with your apartment renovation brief. Ask each contractor to explain how their proposal responds to it, particularly where the work touches shared services or requires access through common areas. You will get a more useful comparison than a list of rooms and finishes alone.
Halo's apartment renovation service in Dubai covers design coordination, MEP, joinery and finishing. When discussing an appointment, use your specific building's requirements to test how those packages will be coordinated. A proposal for another tower is only a reference.
Follow the work from the loading area to the apartment
Ask the contractor to describe material deliveries and waste removal. Confirm with management which routes and booking arrangements apply, then check that the proposal allows for them. Include protection of lifts, corridors and the apartment entrance where required.
Larger joinery pieces deserve an early access review. Ask how the supplier will check packaged dimensions against the route, and whether assembly needs to happen inside the unit. Identify where materials can wait without blocking circulation or access to equipment.
The proposal should identify who arranges bookings and communicates changes. If a delivery cannot proceed, someone needs to coordinate the supplier and site team. Ask how that responsibility is handled before manufacturing or dispatch decisions are made.
Look closely at kitchen and bathroom changes
If the layout moves a sink or sanitary fitting, ask the technical team to confirm feasibility before treating the new position as settled. Existing drainage and slab constraints can limit the arrangement. Structural alterations require engineering assessment and the applicable approvals.
For wet-area work, ask the contractor to describe the proposed waterproofing scope, its connection to retained areas and the inspection or testing arrangements. Clarify who coordinates any building-management inspection required for your work. Avoid accepting a generic “bathroom renovation” line as the complete description.
A room-level upgrade still needs its edges defined. If the bathroom floor is replaced, what happens at the doorway? If new kitchen cabinetry changes an appliance position, who adapts the services? Mark these questions on the plan and have the contractor answer them against the affected room.
Separate apartment equipment from building systems
Ask the team to identify which services belong to the apartment and which require coordination with management or a building-appointed specialist. Cooling, isolation arrangements and service access should be reviewed for the actual unit. Do not assume the contractor can alter a shared system simply because it serves your apartment.
Have the proposal identify who obtains the necessary information, requests access and coordinates the specialist where one is needed. Ask how these dependencies appear in the programme. A planned work sequence is easier to assess when it shows the decisions and access it relies on.
Halo's apartment renovation owner guide covers the wider planning questions. Use the proposal review to turn those questions into responsibilities for your building and scope.
Take these questions to the contractor meeting
- Which drawing revisions and building rules does this proposal use?
- Who handles submissions, management comments and access arrangements?
- Which existing conditions still need investigation before the layout is confirmed?
- Where does the contractor's work meet a separate supplier's package?
- What inspections, demonstrations and records are included at completion?
- Who checks and resolves damage to protected common areas, if it occurs?
Record the answers in the final appointment documents. If two contractors interpret the same requirement differently, ask each to explain the basis of their response before deciding between them.
Share your floor plan, the building guide and photographs with Halo when arranging an apartment renovation assessment. Include what you intend to retain and whether the apartment will be occupied. The team can then discuss a scope that responds to the unit and the building around it.
