Agree the handover requirements when appointing your villa renovation contractor. Decide which systems the team will demonstrate, what records they will provide and how unfinished items will be tracked. At the final walk-through, you can then review the villa against a shared list.
Halo includes inspection, snagging and handover in its turnkey villa renovation work. The owner-side checklist below helps prepare for that stage. It is a discussion framework; the required tests and documents depend on the scope agreed for your property.
Start with a room you can use
Walk through the villa with the contractor and the agreed drawings. In each room, look at the fitted work before moving to the next space. Open doors and drawers, check handles and inspect the meeting points between skirting, walls and cabinetry. Compare selected finishes with the approved references where these are available.
Try the room as it will be used. Can a wardrobe door open beside the bed? Is a socket accessible after furniture is in place? Ask the team to explain anything that differs from the approved arrangement and record the resolution against that location.
Keep cosmetic observations separate from items that prevent a room or system from being used as intended. This gives the contractor a clearer record for planning the remaining work. It also helps you understand whether a revisit will need the room emptied or access through another finished area.
Ask for a demonstration of the changed systems
Have the team demonstrate the controls you will actually use: lighting scenes, thermostats or newly installed equipment, as applicable. Ask where the relevant isolation points and service access panels are located. Keep that information somewhere accessible to the people who will maintain the home.
The contractor should arrange the competent specialists needed to explain and verify technical work. Owners should not open electrical equipment or attempt technical tests themselves. Request the records specified for the installed systems, and ask the team to identify any outstanding verification.
For wet areas, discuss the inspection and testing records agreed for the renovation. A finished tile surface does not show the concealed work beneath it. Ask what evidence was recorded during installation and how it can be related to the bathroom or terrace in question.
Collect a usable property folder
Ask which of these apply to your project and agree a format before the final visit:
| Record | What makes it useful later |
|---|---|
| Updated drawings | They reflect changes made during construction and identify the affected rooms. |
| Equipment details | Model references, operating instructions and the relevant supplier contacts are included. |
| Finish information | Product names, colour references and care instructions match the installed materials. |
| Test and approval records | Each document identifies the work it covers and its status. |
| Warranty information | The provider, covered items, conditions and claim route are clear. |
Do not assume every item carries the same warranty. Confirm the terms for the work and products actually supplied, including any maintenance conditions. If the contractor promises a document after handover, record who will send it and the agreed delivery date.
Give every snag a location and a return visit
Use a numbered list with room references and photographs. “Bedroom two, left wardrobe door catches at the lower corner” gives the team more to act on than “joinery needs attention”. Include the agreed action, responsible person and proposed completion date.
When work is reported complete, review the item again and record whether it is closed. If rectification affects adjacent finishes, include those in the check. Keep access arrangements with the list so a return visit can happen without another round of scheduling messages.
Send Halo any priorities for occupation or furniture delivery during the villa renovation planning stage. Agreeing the handover sequence early lets the project team explain what must be ready before you bring the household back in.
